How it works: 
OES works as an extension to your efforts specializing in the complete land development process by providing all aspects of site selection, planning, permitting, design, construction, and financing of your project. OES becomes your staff, concentrating on the turnkey development of your project.

Services Provided 
The initial program development includes a written agenda of project goals defining preliminary aspects of the overall project, budgets, timelines, building criteria, resulting in a" Scope of Project" document which includes the following information:

  • Site search, analysis, demographics, financial feasibility study and visibility/ marketing plan for the site under consideration.
  • Detailed site analysis including topographical, environmental, preliminary site layout concepts and development cost analysis.
  • Preliminary building plans and elevations including floor plans located on the conceptual site plans. Results in preliminary project pricing.
  • Lending package to banks.
  • Schematic design and design development includes detailed specifications complete enough for accurate pricing and equipment layouts.
  • Construction documents and final pricing.
  • Permitting and construction management/administration
  • Project closeout administration and move-in management.

Tenant Development and Leasing
Ongoing Tenant development is our hallmark; we start marketing for tenants the day we start the development process. Once the project begins leasing, we manage the property.

Many opportunities exist to  achieve cost savings throughout the entire development process. Based on our experience we realize it is an ongoing effort to maximize every dollar spent. We consider these efforts a crucial part of our services. Starting from early site selection thru final move-in, our experienced team makes sure our clients receive the best value for their investment.

Our Cost: 
OES receives a fee based on the project size and services offered.  The fee is typically a fixed cost per square foot of the building(s) and is  commonly included in the loan amount. Our experience has shown that this cost is returned many times through our various cost savings and value engineering (VE) services. It is important to point out that our process allows you to maintain financial control every step of the way.
